Kalasadama projects are located in a prime waterfront setting in Tallinn city centre, adjacent to the UNESCO-listed Old Town. Surrounded by landmarks such as Linnahall, the Creative Hub, the contemporary art museum and the Fish Market, the area is rapidly evolving into a vibrant, people-centred urban district, further enhanced by the new tram line opened in 2024. Planned waterfront redevelopment will relocate Kalasadama Street to create more pedestrian space and landscaping, while extending five city centre streets to the sea to strengthen connections between the city and its waterfront.

This approximately 300-room destination is designed for both short visits and longer stays, bringing together different accommodation experiences within one coherent concept. The building is not only a place to stay, but an integral part of the surrounding urban fabric.

Inspired by the waterfront, the legacy of Linnahall, and the layered industrial history of the area, the concept is rooted in its neighbourhood. The architecture, interior atmosphere and public spaces are all shaped by this local identity, creating a distinctive sense of place. The ground floor is activated by a curated mix of restaurants, social spaces and approximately 600 m² of commercial area, inviting both guests and locals. The food and beverage offering is conceived as a destination in its own right—not as a typical hotel function, but as an integral part of the city’s everyday life.

Wellbeing and balance are central to the concept. A compact spa, swimming pool and a modern fitness centre provide a retreat within the urban environment, while co-working areas, meeting rooms and a business lounge support a flexible lifestyle that blends work and leisure.

The result is a layered and dynamic environment where hospitality, daily life and local culture intersect—a place that reflects its surroundings and actively contributes to them.
