In the Arter quarter, 86% of the space has been rented out

86% of the space in the emerging Arter quarter in the city centre of Tallinn has been leased, the quarter’s anchor tenant is Swedbank. Arter quarter and the park belonging to it will be completed in the third quarter of 2024.

In 2025, Swedbank, the anchor tenant of the quarter, will move its head office from its current premises on Liivalaia Street in Tallinn to a 28-story building in the quarter, which is also the tallest office building in Estonia. Swedbank’s representative office will be located on the first floor of the building.

Law firm WALLESS and trading and shipping company Bunker Partner are moving to the 15-storey office building in the quarter. Various necessary services also open their doors in the office building: Spaces flexible workspace and co-working area, health clinic City Tervisekliinik, sports club with swimming pool and spa, and cafes and restaurants on the first floor of the building. The operator of the apartment hotel with 58 rental apartments to be opened in the third, 9-story building of the quarter is the international accommodation company Bob W.

In cooperation with these ambitious companies, we will continue to develop Arter and make it the new centre of Tallinn’s business life,” commented Allan Remmelkoor, Project Director of Kapitel, developer of the Arter quarter. “Today, more than a year before the completion, we have achieved a very high occupancy rate, and there are only a few floors available in the entire quarter. In addition to a first-class working environment, we offer daily necessary services to the people working in the quarter, so catering operators, beauty service providers and also, for example, notaries are especially welcome in the quarter.”

Located at the intersection of Liivalaia and Juhkentali streets, the Arter quarter consists of a 28-, 15-, and 9-story buildings, and a connecting central building with a parking garage. The near-zero energy buildings are designed and built according to the Excellent level of the international BREEAM standard. An environmentally friendly energy solution is provided by a combination of energy piles, and district heating and cooling. The architect of the Arter quarter is Martin Aunin, the interior design is created by Arhitekt11, main contractor is Merko Ehitus Eesti.

The quarter will have a total of 470 parking spaces and Estonia’s largest indoor bicycle parking area with more than 100 spaces, along with a changing and shower rooms for cyclists. The entire quarter will be completed in the third quarter of 2024, including the newly constructed Veski Street and the upgraded section of Imanta Street, which will ensure safe and calm traffic around the quarter.
