Apartment hotel in Arter Quarter to be operated by international hospitality provider Bob W
The international hospitality provider Bob W will operate an apartment hotel located in the 9-storey building in the Arter Quarter, which is being built in the City Centre of Tallinn. The 58 rental apartments in the building are intended mainly for the employees of companies located in the quarter. Kapitel will create 29,000 m² of high-quality office space and 6,000 m² of catering and service areas in the other two buildings in the quarter. The Arter Quarter will be completed in the third quarter of 2024.
According to Allan Remmelkoor, Project Director at Kapitel, employees are the biggest asset of companies. ‘Companies with an international reach face stiff competition when it comes to attracting labour to Estonia, and our goal with Arter is to create an environment that would support this goal. Companies located in the quarter can provide their foreign specialists with both short- and long-term living environments located on one of the most active arteries in Tallinn. We are pleased to be able to offer this in cooperation with Bob W, whose international experience and know-how enable the rental apartments in Arter to be operated in the best way, while ensuring that our partners receive professional service,’ added Remmelkoor.
‘We are excited to be a part of a landmark development in Tallinn where we will be able to showcase our focus on design and local knowledge. I also couldn’t think of a better match for Bob W than Kapitel. We clearly share the same values in sustainability seeing this project going for the globally established BREEAM Excellent green certification,’ commented Taavi Pettai, Bob W Senior Director Development.
Located on the corner of Liivalaia and Juhkentali streets, the Arter Quarter consists of 28-, 15-, and 9-story buildings and a connecting central building with a multi-storey car park. With a total rental area of 38,000 m², the quarter will include 29,000 m² of high-quality office space, 6,000 m² of various catering and service spaces, including a restaurant with a roof-top terrace located on the 28th floor, and 3,000 m² of rental apartments. The near-zero energy buildings with environmentally friendly energy solutions are designed and built according to the Excellent level of the international BREEAM standard. The cooling and heating needs of buildings are covered by energy piles and district cooling. The architect of the quarter is Martin Aunin, the interior architect is Arhitekt11, and the main contractor is Merko Ehitus Eesti.
The quarter will have a total of 470 parking spaces, a car wash and Estonia’s largest indoor bicycle parking area with more than 100 spaces, along with a bicycle washing and maintenance area, as well as changing and shower rooms for cyclists. The entire quarter will be completed in the third quarter of 2024, including the newly constructed Veski Street and the upgraded section of Imanta Street, which will ensure safe and calm traffic around the quarter.
