Elemental Business Centre office buildings have been commissioned

The State Construction Control Bureau of Latvia has put into operation Elemental Business Centre office building complex, built in Skanste district in Riga. The construction of the buildings was started in September 2021, and Kapitel’s total investment in the project is over 60 million euros.

The construction works of the project were carried out by SIA Merks, and its developer is SIA Kapitel. At the moment, the process of handing over the buildings from the builder to the developer is underway, and in the next few weeks, the first tenants will start moving in the office building complex. Elemental Business Centre consists of two buildings with a total leasable area of 21,000 m2. Currently, 5,000 m2 of office space is still available for rent in the office centre, while almost 75% is already leased.

The project is on its way to receiving the BREEAM Outstanding rating, thus becoming the first building in Latvia with the highest possible rating. The Elemental Business Centre buildings are also the first in Latvia, which are connected by a parametric facade. Energy piles were used in the construction of the buildings, which will provide up to 72% of the building’s heating and cooling needs, significantly reducing the costs of utilities for tenants.

Among the already announced tenants are the group of information technology companies Dyninno Group, the hybrid coworking space brand Spaces of the international holding IWG, the international IT service company Arvato Systems, Swedish financial holding company Marginalen AB group companies GelvoraSergel and Aizdevums.lv, the global digital services company Emergn and others. The city centre concept store Rimi Mini and daytime restaurant Restart will also be located in the complex of office buildings.
