Kapitel’s logistics centre at Rukki tee 1 has been awarded BREEAM In-Use sustainability certificate

Kapitel owns two logistics centres in Rukki Industrial Park in Rae Parish, which have been awarded the international BREEAM In-Use sustainability certificate with the rating Very Good. The certificate evidences buildings’ low environmental impact and high comfort of use. Kapitel develops all new industrial real estate buildings to BREEAM New Construction sustainability certificate level at least Very Good.

The Rukki tee 5 logistics centre has had BREEAM certification since 2021 and now the Rukki tee 1 building has also been awarded it. During the certification process, the logistics centre at Rukki tee 1 was assessed in eight categories: health and wellbeing, energy consumption, transport connections, water and material use, resilience, land use, environmental impact and waste management. As a result, the Rukki tee 1 logistics centre was awarded a BREEAM In-Use sustainability certificate with the rating Very Good. The building scored highest in the energy consumption, resilience and material use categories. The sustainability certification was carried out by UAB Vesta Consulting and the tenants of the Rukki tee 1 logistics centre are Smarten Logistics, ON24 and Itella Estonia together with Eugesta Eesti starting from 2025.

Kapitel develops all new industrial buildings according to a BREEAM New Construction sustainability certificate level of at least Very Good. Kapitel is developing the new production complex for Solina, Europe’s leading manufacturer of food ingredients in the Gate Tallinn industrial park in Saue municipality. The new production complex, to be completed this autumn, is the first new real estate development in Estonia to qualify for the SEB Pank green loan.

With a gross enclosed area of more than 15 000 m², the building will house Solina’s new office, production unit, warehouse, product development kitchen and laboratory. Together with the solar park, the building will meet the green certificate BREEAM New Construction level Very Good. The building is being constructed by Eventus Ehitus.

Kapitel’s industrial real estate portfolio also includes two plots. The Pähklimäe tee 13 in Rae municipality has a valid detailed plan and existing infrastructure, where an industrial and logistics building of up to approx. 37,500 sqm can be built. To the property Kaupmehe tn 10 in Laagri alevik Gate Tallinn industrial park, an industrial and logistics building of up to 14,500 sqm can be built. From the beginning of 2025, the Pähklimäe tee 13 property will also be connected to an efficient green district heating network.
