Solina factory developed by Kapitel Logistics qualified as the first new development in Estonia for SEB green loan
Kapitel is developing a new production facility in Laagri, Saue rural municipality, for Solina, an international food industry group. A-energy class building with gross area of 15,000 m2 with a solar park qualified as the first new development in Estonia for SEB green loan. The energy performance indicator of the building is more than 16 % below the threshold set for nearly zero-energy buildings.
The total investment in the new production facility of Solina, the leading European seasoning mixture manufacturer, to be built at Saue tee 15, the Gate Tallinn industrial park in Laagri, amounts to EUR 27 million and will employ 110 people on a daily basis. The building is developed and built by Eventus Ehitus in accordance with sustainability certificate BREEAM New Construction level “Very Good”. A-energy class building with gross area of 15,000 m2 has a large solar power station on its roof, the building’s main heating is based on heat pumps, significantly reducing the carbon footprint of the building. Kapitel will lease the building to be completed in summer 2024 to Solina for 20 years.

Peep Jalakas, the head of Corporate Banking at SEB stated that based on the updated energy calculation, the energy performance indicator of the Solina production building is more than 16 % below the threshold set for nearly zero-energy buildings. “This means that the green loan criterion is exceeded with a large margin, allowing Kapitel to obtain financing on better terms.
